I saw this house on HGTV a few months ago. I think it must have been on “Curb Appeal.” The owner had overseen the entire gut-job renovation himself but said he ran out of steam by the time he finished the inside and wanted some input from someone else for the outside…aka wanted to have his house on TV. He remained active in the design process though and even vetoed the HGTV designer’s color choices for the exterior. The reason I remember it is from the frosted glass door with the house numbers cut out of the frosting and also the little gargoyle placed in the transom area. The renovation inside was pretty impressive. Good deal? I don’t know if I’d say that, but with the rental unit it would seem to be a fair price at least.
Oh, and I’m a frequent POP reader in Shaw around NJ and R NW…first-time to comment on any of the posts. Great blog!!!

Considering it has a rental unit I say it is a fair deal. BTW I would not mention the Fisher/Paykel Dish Washer. Based upon my experience all that means is that you will be on a first name basis with your appliance repairman.

Welcome to DC, everyone’s view of what’s reasonable is a bit warped. My personal view of ‘reasonable’ is if it was entirely rented out, does it at least break even with the mortgage.
Not terribly out of line, but I would expect it to settle at under $700k once this closes (taking into account seller concessions, etc.). $660k-$700k is fair, IMO, because the extra bedrooms were really tiny, and, while the custom work/details are nice, it’s that whole thing about is the buyer going to think it’s as great as you do? The decor really helps this house sell itself. Either reflects well on the listing agent, or very well on the owner. I’m hating on that banister though.

Open floor plans reduce the value of the house, to me, because it looks soul-less and must be expensive to cool and heat, but apparently they’re all the rage.
I think the problem with the Fisher-Paykel dishwasher is user error and not design or functionality. Though according to Consumer Reports and personal anecdotes, the Kitchenaid of the same style is far more reliable.
Well I am not going to debate F-P dishwasher quality here since I already blogged about it but blaming problems on “user error” seems to be the standard company line.

Mark- that banister looks like it’s not really a banister, but remnants of the original 2 by 4′s. We see the owner pulled out most of the classic old touches and put in the generic Home Depot oak floors.
I have the original floors in a 1908 house and I’m frequently tempted to replace them myself. (Very fortunately, I can’t afford to). But I don’t see how any part of the vertical 4x4s or the stair railing could be original. Everything is tacked to the outsides of the walls. It looks like scaffolding. And those vertical strips? Ugh! I guess they’re functional, if you consider “being very dangerous to all your friends’ toddlers” a function.

I’ve been in the house to visit friends who were renting it out. The finish job is NOT that impressive. Pretty lackluster, actually. Lot’s a flashy materials but not good “fit and finish.” Also, they had a bad experience with the owner…
