"and she sent me terrific pictures of her family moving into our house in 1896."

 Oh, that is sooo cool!

I once brokered a deal that had huge title problems because it had been in the same family since it was built, and nobody bothered to get it legally transferred. It took nine months, but by the end of the deal, the settlement attorney had a chain of title that was essentially a family history. He even uncovered an unknown child born out of wedlock. About three of the family memebrs, probably in their 80's and 90's attended settlement. They had been raised in this tiny 2 bedroom house along with a grand total of 9 siblings.

I hired him, too, but had a great experience. He not only discovered the whole history, but a house on the site beforehand, and connected me with the g-g-g-grandchild of the original owners. We've stayed in touch, and she sent me terrific pictures of her family moving into our house in 1896. We also had him process a facade easement for us, too.

I commissioned him to do a house history. There were grammatical errors and the document included text moved verbatim from a primary source without a citation. I do not think Paul Williams is trained as a/an historian.
