Dang, how sweet are those built in bookshelves? Obviously looking at this house is just for fun but it is interesting to note that it’s been on the market for over 200 days.   1. Most of the house is beautiful, but the kitchen cabinets and the master bathroom are hideous! I do not believe this is worth anywhere near $2.5m. I would say it is closer to $1.8m.

     

  2. Now obviously that’s a beautiful house and if you told me I could have it as long as I didn’t change anythign I’d accept.

    That being said, for that much scrilla those are some ghetto @ss cabinets. What’s up with the faucet? The 1980s dishwasher? The $20 target microwave on the counter? And the faux paint job? This isn’t Leesburg!

    Ooh, two kitchen sinks. We just don’t see that often enough.

    That said, I hate sponge painting, so I’ll pass.

    But seriously, the kitchen needs a total overhaul. And if they only showed one bathroom (in the still photos version) and they picked THAT one… how hideous must the others be?

    Not a good deal at $2.6M.

  7. i certainly hope the window treatments don’t convey. yikes. and that bathroom makes me feel like i’m in caligula or some “steam room” in the former eastern bloc. not good.

     

  8. My guess is that if you have 2.6 mil to drop on this piece or can still get that kind of credit, it’s probably a good deal. Houses like this don’t come along that often. And since you probably also have the 100-150k above the purchase price that you’d need to furnish it, I’m also guessing another 100k for the kitchen isn’t the biggest of your concerns, either.

    Can someone tell me what a Kalorama-style house is? Is Kalorama supposed to be more prestigious than Dupont, now, or something?

    if ever there was a home in need of staging, this is it. Granite countertops and a commercial sized refrigerator aren’t enough. The cabinets are outdated and the faux wall finish with painted trim is awful. And put in a fresh exhaust fan that isn’t yellowed–preferably not right in the middle of the room, and visible from the entertaining area. The draperies in the music room (‘center room’) and breakfast room hide the view and block daylight. The furniture arrangement in the music room is awkward too–seating blocking the circulation path and a piano in the middle of lounge furniture. The dining room looks abandoned. The green marble covering everything in the master bath is overwhelming, and why is there a huge TV blocking built-in bookcases in the master bedroom? There is just too much green everywhere in this house.

    Ordinarily, I think ’staging’ is a bunch of BS. Any decent homebuyer should be able to overlook your furniture choices, for example. But kitchens and baths need effort. And in this market, you’ve got to make your whole place look great, especially at that price.

    I hope the owners and their agent are reading this!

    This is in kalorama? Really? Okie doke. Also that’s a horribly busy intersection. Don’t know if it’s a good “deal.” without a doubt it’s a nice house and I absolutely love the reception room, but if I had 2.6 mln to spend I think I could do better than this. Most of that is just my bias against Dupont circle. Dupoint is a niceplace to visit, but I just never understood the appeal of actually living in Dupont. And I agree with Stacey about the staging. For such a high price, I would expect the owners/agent to make a bit more of an effort at presentation.

    My comment is simple. The house is fabulous but I suspect the people spend all their time in that nook by the kitchen. It’s just way too much house for anyone. Imagine the heating and cooling bills for a house like that with 3 exposures.
