I live not too far away, about 6 blocks southwast toward the Fort Tooten Metro from the described property. It’s a very nice neighborhood, full of ole’timers. But $462,500 for this location, on the edge of walking distance to the metro, and add to this the redevelopment plans at Riggs and South Dakota (just north of the Fort Totten Metro), which include a grocery store, and WHAMO… can you say gentrification.
BTW- did we establish that this neighborhood is Manor Park and I am in South Manor Park?

I think i sent PoP the original request to feature this house in GDoN. i thought it was maybe a little high in the current market, but not far from a reasonable price. it is a pretty sweet little detached house with a great yard, and it’s a very quiet area. i think someone got a nice house for a decent price.
I like this house. I think its selling price shows that DC has experienced very little of the recession that is plaguing other cities around the country. This is truly one of the best cities to be during a recession.
SamZen, I think that is definitely Manor Park. There was a question posed regarding an address on 1st NE around that area, which was actually east of New Hampshire and (obviously) N. Cap. I don’t know if that’s Manor Park or not. It was like its own little island bound by N. Cap., New Hampshire, the railroad tracks and Riggs Rd.
Of course HipChick’s posts all fall in one category, complaining about the complaints of commentators.
