    heck, I’d take one of the rental apartments! wonder what they rent for (I’d guess at least $1400 each if they’re 1brs–they’d be $1900 if they were seven blocks west).

    It’s not my taste, but it is very well done. I’d feel vulnerable with no bars on the windows, though, especially in such a fancy house.

    I live around the corner from there, in the rental of a similarly fancy place, and my rent is $1425 for a one bedroom. Was also skittsh about no bars, but there’s a security alarm so I feel quite safe.

    Also, as for this place, the original fireplaces are amazing, but I’m pretty sure I’d ruin my guitar if I tried to play it in the bathtub.

    I hate the living room area. Other than that it is fantastic. I am always skittish about investing millions of dollars in a place so close to the hood, though.

    Is the address missing a digit? House seems to belong 10-20 blocks west of this location. What did they pay for it and when? That kind of rental income $2,800 should cover $500k of mortgage debt…

    Wow, nice job. Not my style at all but they did a nice job. I like the artfully arranged soap bars in addition to the guitar. THat bath setup gave me a headache just looking at it. Minimalists they are not.

    Hard to say if its good deal or not . . . in that price range you can basically have whatever you want. So the question is, if you can have whatever you want, why live on 9th Street? Let’s talk in 5 years; in the meantime I’ll be over on 20th.

    The two separate rental units are interesting. You don’t see many million dollar homes with those. They are connected to the main house. I wonder about sound proofing. I would like to think if I had that type of money I wouldn’t want the hassle of the apartments and would rather have a bigger house, but if you have an entourage (live in nanny or something) I bet this looks like a sweet pad.

    The interior is beautifully done. I’m disappointed that it looks like a new townhouse in Potomac, and not a Victorian with all of the detailed trim one would have found when it was built – as is, the interior trim is rather mid-’90s fake-colonial mansion. I have always wanted a crystal chandelier in my kitchen, though!

    But, I too laughed at the bathtub staging… seriously overkill… it probably would have looked a little nicer with about 3/4ths of that crap gone… but all crap leaves with the owner so I still WANT!

    Aaargh, my longer post got eaten by WordPress. Short version:
    (1) hate the kitchen-in-living-room,
    (2) love the rest of the house
    (3) where are the roofdeck pics?
    (4) 95% of us couldn’t afford to stock a wine cellar that size
    (5) this is west-of-the-park pricing, even with 2 rental units.

    Oh my God, if only the downstairs matched the upstairs. The recessed lighting, cheap looking columns, no walls and the kitchen sitting out for all to see and smell ruins it for me. As for CH Resident who doesn’t want to invest millions of dollars in a place so close to the hood, let me remind you that your precious Logan, U Street and yes, even parts of Dupont were all considered “the hood” just a few years ago.

    The house is way to formal/fancy in its style and finishes to have neither a formal dining room nor a separate kitchen. That first level is a design fail.

    They would have done better to renovate it in a different style that would appeal to the odd purchaser willing to plunk down massive dinero in that hood. They would have also done better to dig out the basement an extra two feet. Regardless of all, I was laughing at the price until I saw the two rental units. Still, though, high for that neighborhood. And I agree that if you are going to spend $1.35 mil (the $1.85 asking price minus the $500k in “mortgage cover” provided by the rentals), I’d assume you’d not want to have to deal with being a landlord. I wonder when and for what price it’ll settle. I’ll go with $1.5m, and sometime in the fall/winter.

    (1) Re: MK: Yea, but there’s no more “free money” gentrification happening anymore–i.e., the easy money mortgage well has run dry, so the rapid gentrification is back at a normal crawwwwwl right now. There is plenty of real estate supply out there, so there is no need to (a) jump high in the purchase price, or (b) jump long in the location you’d want to be in.

    (2) Re: E in LeD: I wouldn’t say “going to law school” would be able to afford this place. Maybe more accurate to say “go to law school, get a job working 80 hour weeks for 12 years, marry a similiar person, then hope you can keep it up for another 20-30 years to pay off the loan.”

    I like the way the rentals seem to be attached to the back or side rather in the same building. I would buy it. If I were independently wealthy. Which I’m not.

    I used to live on that block and I met the owner. He’s super nice and gave a tour of one of the apartments. Everything he did was top quality. He bought it when Shaw was not an area you wnated to walk in and rebuilt it slowly to what it is now. The apartments were very nice and he was charging a good deal for them too. The house is super close to the metro and I heard from a welder that was working on his fence that he was originally going to sell it for 3 million. Of course, that was way before the market got flushed down the toilet. That house was well loved and built from nothing to a quality home.

    I went to the open house on last Sunday, and the place was ready to be moved into right away. I mean everything was finished, even the storage area, and all finished first class. This couple even carpeted the storage area, and must have used a designer for the color combo. Financing sheets showed that you could owned the place for as low as $1,800 per month, after putting $660,000 down. Yea, don’t know if I would if I could but I should. Wish I lived there
