As I’ve said before I love finding buildings that we’ve judged on the outside so that we can take a peak inside. What do you think of this unit? Does $599,000 sound reasonable?

While the building looks great from the sidewalk, that is not a great part of town. I used to drive that section of U street/Florida and let me tell you it is NOT booming! And not worth $600K

I think that is decent deal. I am not sure when the last time that previous person drove, and probably never got out of their car, in that neightborhood, but it has been quite develped recently and increasingly amounts of good activity.

Yeah, there’s really not that much goin’ on over there. Does a parking space convey? How big is the private balcony and what are you looking at? Alley views? While the building looks pretty cool it doesn’t fit in one bit with the rest of the structures.

Just out of curiosity, is there any general agreement on the southern (or eastern) boundary of LeDroit Park? The condo in question is essentially across the street from the LeDroit Park arch.

The hood’s alright, and it will probably more development in the coming years. Right now at least you’ve got Metro and are just a few blocks from a lot of restaurants on 9th St. But $520psf is not competitive for the area … them’s Logan prices.

$600k for a condo in this area and this economy strikes me as wishful thinking. I’d stay it still has an awful lot of up-and-coming to do before it starts to command these we-have-arrived prices.
And absolutely agreed that telling me you have a large private balcony for sale falls well short of showing it to me.

Why would they throw this modern thing up in the middle of this neighborhood? It would be a handsome building in another part of the city but not here. This building should go next to the one on Georgia Avenue that was shown last week.

I’ve long admired this building (“long” meaning at least a year since I noticed its existence)… as a Bloomie (Bloomingdale resident), I can see that part of town as not being totally desirable yet. Not here, not U Street, not Logan, stuck somewhere in the middle.
Lil on the high priced side, but I like the place!

ledroit park begins at the sign – this is across the street (or close to it) but not in the LDP. The southern border is florida, eastern border is 6th.
the area between LDP and the revived “U Street District” (which now roughly begins at 9th) is definitely running behind the two areas it is sandwiched between. However, ledroit and bloomingdale and U street all continue to grow so this will be a prime location within a decade. but logan prices now feel a bit high for that place especially when compared to the amazing condos at the Juniper (all sold now, the awesome renovation behind the LDP sign) and the much more affordable but very, very slick places in Parker Flats in western bloomingdale.

Odd that with such an imaginative outside, the inside is so blah … nothing at all remarkable in the design, and a few elements feel way off (like the staircase) … I’d say this will end up selling for closer to 500k than the 600k they are asking … four-five blocks to the west, they’d get 600, but this ain’t yet five blocks to the west … if you are going to ask designer prices, you’d better offer designer product.

some of the larger condos in the original parker flats building are comparable, seriously incredible and great purchases if you believe as I do that ledroit park in 10 years will be an architectural showpiece. and they are much less than this condo.

It’s across the street from a huge iron sign that says “Ledroit Park.” I think it’s fair to say it’s in Ledroit in the same way 1st and N and 11th and N both say Shaw. Close enough
