anon@ five oh six: most properties in dc close within 10% of asking or some such. the closing price is only determined by one person who decides to pay one particular figure, and is logically orthogonal to whether it is a “Good Deal or Not”

the community input on PoP as to what is a GDoN has been very helpful in my recent home purchase.

MtP prices continually surprise, but these two just don’t seem competitive.

– 1879 Newton, a 3BR/3BA single family home, sold just around the corner for 790k last month.

–1826 Irving, 3BR/2BA single family home, sold for 750k in April.

–1738 Hobart, 4BR/2BA single family home, sold for 690k in May.

Now admittedly, maybe these other properties needed some work, but these Brown Street condos are far far smaller yet are listed for only pennies less. Maybe they’ll go for this asking price, but I wouldn’t call it a good deal.

i saw this house last weekend. boy do the occupants have terrible decorating taste! i have seen a lot of rich peoples’ houses during open houses, and they all love terrible gotty decorations. why is that?

Doesn’t seem like a good deal to me. Plenty of other single-family homes in MtP for that price. Just looking at the recent nearby sales confirms these are priced very high.

Maybe if the interiors were amazing, and didn’t look like every other home on the market, the price could be justified. But most of the lighting looks like cheap sonoma glass knock-off pendants. Very 90s dot com feeling. And the tubular steel hand rail and the wall hung bathroom sinks feel very commercial. Better than builder’s special, but not nice enough to warrant the high price.

I was pretty disappointed when those went in. That lot would have been a great opportunity to do 4 or 5 interestingly updated versions of the porch front houses a little further up the street. Instead we got maximum height, minimum set-back, concrete pad out back, split it into condos. Typical. Disappointing.

Agreed. That looks like a 2006 price or a typo.

This listing @ 684k is closer to downtown and almost as close to the Metro
