Dear PoP – GDoN Flip – 4714 15th St. NW

DSCN6761

“Dear PoP,

I got the tip from a neighbor that 4714 15th St. NW (formerly the “no heat or AC” GDON) was flipped and back on the market. This time it’s got a fireplace, new HVAC, plumbing, electrical, and lots more. Formerly listed at $389,000 and sold for $100,000 less, it’s now up for sale at $629,000. That’s a pretty sweet potential profit.”

Do you think the new price matches the renovations?

That is a pretty big potential profit.

  • Nuggets

Man, that reno is whack, why does every renovator used that brown(ish) bath tile? Where do they get it? What survey did they read saying people liked it? Those windows are goofy too.

PS. Any contractors that need brown(ish) tile can come rip it out of my bathroom.

  • Eric in Ledroit

    nuggets: home depot

that shltty berber carpet used on countless cheap renovations is home depot’s cheapest carpet.

that home depot on Rhode Island is more responsible than any other factor for the homogenization of interior renovations in this city. then again, it is also a mile from my house and ultra-convenient, so i have mixed feelings about it.

  • andy

I sent this to PoP and definitely hate how they homogenize these old houses to upgrade them.

Unfortunately taking out most walls and putting in lame carpet and bland tile seems to be the price of getting the house on the market in any kind of reasonable condition.

That said, I think somebody’s going to enjoy living there, and being in the neighborhood. Yeah 16th Street Heights!

  • ledroiter

How many cheap, non-structural plastic columns can one cram into a 600sf 1st floor? This place is trash.

  • ogden

I too hate those nasty brown ceramic tiles. They’re they color of baby diarrhea. And I hate cheap berber carpet.

But unless I’m looking at different photos, these are only in the basement apartment, so who cares? From the comments above I was expecting to see the entire place covered in these materials.

oh, i saw this one on redfin this morning and thought the reno was awful. the columns! the tile! the lack of any original character! no way would i pay $629k for that.

    I was going to comment…

…until I read the comments above.

  • Columbia

It’s not that bad. My goodness, do the people who comment on this site ever like anything?

  • Nuggets

Columbia: “It’s not that bad. My goodness, do the people who comment on this site ever like anything?”

I like your aspirations to be positive.

On the other hand, the question is good deal or not, so inherently the responses are going to be positive or negative. These happen to be negative because the renovation is beat.

  • Anonymous

I’m guessing Columbia lives near this one and would appreciate the upswing in house value. This one’s gonna sit for a long time.

  • Not a home owner

I would love to buy this house. I’m in position to afford it but I think it is great. Do I have defective taste?

  • Dirty

If you are going to be up that far, you might as well get out of a rowhouse. Here’s one for $599k http://www.redfin.com/DC/Washington/1333-Delafield-Pl-NW-20011/home/10025068

  • andy

yeah, it’s nicer on that slice of 15th though. that’s a nice spot.

  • Anonymous

I don’t blame people for their criticism of these renovations and other houses BUT they only have themselves to blame.
If the buying public weren’t so demanding that their kitchens all be stainless steel and topped with granite, and that faucets from Home Depot are so very declasse AND the selling public being so greedy as to try to meet these demands but only minimally then MAYBE houses can be bought and sold as is and people can do what they want to them.
It’s all a conspiracy by the home building/improvement business. One big HGTV advertisement.
You have to fix your house so someone will buy it. Then the buyer has to refix it to the way he wants it and then fix it again in order to sell it …
It’s no wonder everything is so expensive!

  • Not a home owner

Above was supposed to read “…in no position to afford it…”

  • Jay'O

Sorry, but seems too expensive. I agree that for that money, you can get a stand alone house. What will probably happen is that it sits on the market for months and then is taken off and put back on for a few more months with a 20k discount. Finally it sells for $560k.

For those charmed by the recent uptick in the market, consider that thenew $8,000 credit will effectively be gone in a couple of weeks. Even it it’s renewed for another year, the recent buying frenzy will subside until next September/October.

  • Jay'O

Regarding the cheap look to a lot of these rehabs:

Anyone ever consider the folks flipping these homes have no idea what a classy place actually looks like? I get the feeling a lot of these guys watched the “Make easy money with real estate” info-mercials on Saturday mornings!

No class flippers = no class houses! How could you expect anything better?

  • Just J

Once again PoP community is way too harsh. I would agree that the home lacks character, but is there anything really wrong with it? No. I think the floor plan is well thought out, the quality of the work looks good, and you are getting a almost new construction quality in a fabulous neighborhood. I initially thought the price was a little high until I noticed the presumed second in-law suite. I know its not for everybody, but if you were looking for a place with rental income potential I think this is a good deal.

I agree on the comments about the tile being generic, but if I was flipping this house I would do the same. Why put something custom in that bathroom if its going to cost you more and turn off potential buyers? Remember the house on Taylor street a few weeks ago, 75% of the comments were about the tile and took away from the fact that it was a really nice house (although it had a lot of flaws in my opinion).

If a buyer is in the market for a $600k+ home, they can afford the 2K it will cost to put in custom tile.

  • Anonymous

    I like it!

  • Mike W.

I like the house a lot. I was disappointed in the volume of negative comments, then as I got to the end, worried that I would sound like a copy-cat for being the 3rd positive comment in a row.

My very first thought in looking at the pictures was that the house would be wonderful and homey if the new owner furnished it right. Also, someone’s own colors on the walls would make a world of difference. The kitchen looks very nicely done. The breakfast room at the rear of the house is very nice. And I lived in a 20-foot wide house with a bedroom in the whole front of the house – this is the way to go. So many DC row houses have two little bedrooms in front, a bath in the middle, and a third bedroom at the rear with a sleeping porch off the back which has often been converted to another bedroom, leaving the back bedroom dark and isolated. I think the layout here is very nice.

Then, we went to the basement and found a whole apartment, fairly nicely done.

This is just a very nice house. Paint can be changed easily, fixtures and finishes as well. But you can’t change the layout very easily. This one is nice.
