Well, I thought the whole row house was for sale but this condo looks amazing. Sorry to dissapoint that, not surprisingly, it is already under contract. But I still think it’s worth taking a look at because I’m curious what you think of the price. And the condo itself of course. This section of Vermont Ave. is one of my favorite blocks in DC. So do you think the asking price of $323,600 was reasonable for this 1 bed/1 bath?

That’s a pretty damn good deal.
I viewed this one, and there’s definitely a lot to love. I didn’t put in an offer, though, because it’s very, very small (I’d be losing square footage from the studio I’m renting now). Smaller than it looks in the photos.
The roof deck is really sweet, even given the fact that you have to climb down a crazy steep flight of metal stairs to get to it (and it’s accessed through the bedroom, which isn’t great for guests). But yeah, it’s definitely a gorgeous place, and probably worth the money (based on where the market in that area is now) for the location and features. Just too cramped for me.

Need more pics. The price is great, but as far as I can see there’s only one and a half windows in the whole apartment. And is the deck pic showing the deck for THIS condo’s deck, or the view FROM this condo’s deck?
That looks like an excellent deal to me. I am keeping an eye out on prices in the area because I may put my condo on Logan Circle on the market soon. This seems very low for the market.

Don’t forget – we know it’s under contract, but we don’t know if the buyer got as good a deal as it looks. I’m looking at similar places, and have lost several because they got bid waaay over list price. Crazy market these days…

@ lordscarlet: I think the reason those other 2 haven’t sold and this one has is that it was priced right. Not too low, or it would have sold in a week or less. The others are priced too high.

I agree completely. But I am still surprised at the low price of this Vermont Ave unit. It must feel very small. Looking at the 2004 price it went for a rather low price then as well, so there must be something about this unit. (in comparison, the 19 Logan Circle unit sold for $360k in January of 2005. Vermont Ave was asking $35k more than they bought for in July of 2004 and 19 Logan Circle is asking for $39k more (after a price reduction) than they bought for in January of 2005.
Looking at those numbers, I guess this is pretty even with the market. It is still surprisingly low to me. Great street, presumably a top floor unit, roof deck.. I would have expected it would garner a slightly higher price.

Really? I haven’t heard of anything going over list yet. Yes, things can go quick, but I have been under the assumption that they still go at or below listing price, just that people are competing over how close to get to list price. If things are going over list price, that is great news for a potential seller like myself.
Slight edit: foreclosures are definitely going over list price. Those prices are very unrealistic, though. The bank just slaps on a low price and waits for the bids to roll in.
These all went over list, at least by 5K and the first and last one by more than that. Now’s a good time to sell, while people are still trying to get in on that tax credit!

Nice looking condo, anonymous @9:43pm. I viewed a house a block south of you on Kansas that went for over the listing price. I assume you like that street? – it looked pleasant and tree-lined to me. Ended up looking elsewhere for a place, but good luck on the sale!
