This has to have one of the craziest bathrooms (half) that I’ve ever seen. But I think the feature I like best is the courtyard. Do you think this is worthy of the title House Porn? It’s yours for $2,195,000.

    I walked past this house like two or three weeks ago and thought it looked awesome from the outside. I have to say, I’m pretty disappointed after seeing the inside of the house. Although I agree that the courtyard is sweet.

    I think size and location alone here combine to make house porn. I don’t know much about high end real estate values but if I had $ 2 million to spend this is the sort of thing I would definitely be interested in.

    Why would you even try to sell a place like that for $2mil with all that nasty peeling paint crap? Give it a good paint job or strip it down to brick. Nasty crap. Ugly.

    OMG look at the powder room. It makes you seasick. And the sliding glass doors in the dining room look sort of cheap and odd. You’d need to replace a lot of light fixtures, paint, and wallpaper. Why is there no kitchen in the virtual tour?

    @chris – the peeling paint look is most definitely intentional

    otherwise, a few of things:

    1) wow. the over the top decorating really makes it hard to get a sense of the the house (on a side note, does a kid actually live there? looks like it based on bedroom number 2. wow. talk about DON’T TOUCH)
    2) Um, what’s up with the sliding door/window to the patio? looks like the double pane has been unsealed.
    3) although they tried to hide it, it looks like the floors need to be refinished
    4) agreed that the powder room is INSANE
    5) the pics TOTALLY gloss over the kitchen. which from the one pic we can see looks like CRAP (oh, and what about the bathrooms?)
    6) i understand that someone who buys a house like this would most likely be happy to drop more money into it to make it ‘their own’. But given the staging issues, it is hard to even imagine what to do with it.

    Seriously, I think that some better staging would help tremendously. . .

    The peeling paint and rust stains on the exterior, intentional or not, are a real turn-off. Probably a great house for folks who love “distressed” furniture and the like, but not me. If I were to buy it, I’d probably tear it down and start over. Don’t really care if it’s 200 years old or not.

    I visited this place a few weeks ago when it had an open house (I was just walking past, the house is about $1.9 million above my price range). It has amazing potential, but needs a lot of work. The sellers have since moved out, so you can see more of the bones of the house without being distracted by the crazy decorations. It felt like it hadn’t been renovated, or even maybe fixed, since the 1970s. There were random holes in the walls, a bathtub was falling apart, the kitchen was awful, and you can see from the photos the condition of those circa-1978 sliding glass doors. There were also some odd mobile AC or dehumidifier units sitting around that would have made me nervous. Whoever buys it will need several hundred thousand (at least) above the sales price to do a full renovation on the house.

    Given that, it has great character, a wonderful open feel, a peaceful courtyard, and one of those grand, almost-ballroom like living rooms.

    Glad that bathroom wasn’t decorated like that when I saw it — might have given me a seizure.

    I’ve said it before, and I’ll say it again. High end property realors are technological idiots. There is NO REASON to use such large JPG files sizes on the tour. NONE. All it does is make the thing load slower. And, in fact, some of the pictures end up looking like crap b/c they haven’t downsized it (or whatever the term) for the size of a computer monitor. You can see what I’m talking about wherever there are fine lines and they appear to look wazy. Why is someone that is going to make a killing with the commission so horrible on such basic tasks?

    I agree 2mil for street parking, no thanks. But the rest of the house is nice. But in serious need of redecorating…it’s hideous.

    ugh. i bought a house in g-town in ‘99. sold in 2003. it sucks. too many tourists, too little parking… i would wake up, put on some jeans and a ratty t-shirt to run down to m street and get some bagel dogs… stand in line between viriginia people and maryland people and tourists that were all dressed to the hilt. you can’t imagine the looks i got.

    funny, i outbid and bought the house, fought for parking every day, renovated the house (inside and out), supported the closest mercedes dealer yeah, the car matched the house, and still… i awoke on a weekend to deal with suburbanites treating me like i live in petworth! (kidding)….

    i now live off H Street and am fairly interested in the location. it’s probably the best place in the city right now. it’s got grit. it’s got crime, but it’s got great people too – and a great future.

    gtown is for a special crowd. old and retired, well to do and don’t give a rat’s arse because they have “help”, nouveau riche wanna-be’s with $$, and g-town students that live in group homes.

    anyway, i sold and live off h street.

    much happier, and much more creative.

    sorry for the rant.

    i do not miss owning a home in gtown.
    oh.. plus, there is a huge rat problem. something i don’t see off H Street, believe it or not.

    This house has been on the market for a long time. It’s dropped in price a ton. I think it started off at about $3.5 million. While there’s work to be done, that is a steal. Two million doesn’t normally get you that much house in Georgetown.

    That powder room reminds of the bathroom in Garden State.
    If you could get it under $2M and spend $350-500K on renos I think you could still sell this place in a few years for a sizeable profit.

    If the old Georgetown Architecture Board approved – the roof over the back second floor would make a sweet roof deck.

    I love that House Porn shows that money and good taste rarely go together.
