“Level 2 Development Principal David Franco announced today that the leasing center for View 14, Washington, D.C.’s newest luxury apartment residence, is now open. Developed by Level 2 Development LLC, in partnership with Centrum Properties of Chicago, and managed by Bozzuto Management Company, View 14 is located at the intersection of 14th Street and Florida Avenue in the desirable U Street corridor and boasts amazing views of the city, stylish features, upscale amenities and modern design.
“We are extremely pleased that leasing efforts are underway at View 14,” stated David Franco. “The opening of our permanent leasing center represents an exciting benchmark for both the residence and the U Street corridor community.” Additionally, construction will be substantially completed by mid-November 2009.

It’s gorgeous! I usually hate these gigantic, new-new types of buildings, but I love this one. Such a cool facade. I wish it were a condominium too.

The illustration is lovely. When you actually drive up 14th street towards this building it feels like it’s coming at you rather agressively. It makes a really severe canyon with the other (exceedingly ugly) building on the other side of the street. I wish they’d set it back some more. It’s great to connect the neighborhoods of U street and Columbia Heights, but this building gives me vertigo from the street.

This place opening spells the death nell for my affordable rents one block away. Because the block between us has the remaining crack house that was keeping the rents down.

These were initially going to be condos, I think. According to the plans, there was also supposed to be underground parking. Having stuck my face in the loading dock, though, it would appear not. And thus, parking in the ‘hood goes to straight to hell. Boo. One would think that these commitments would have to be honored in order to get city funding.
Any thoughts on the cavernous ground-floor retail spots? I’m gonna be NIMBY and hope for NOT a restaurant, but I’m hard pressed to think of a suitable retail operation…

Kathryn – I would not worry about your rents just yet. It remains to be seen how many units the developers will be able to rent at $1600 and up.
Interesting point about the crack house. Is it worth it to have a crack house on the block to keep rents down? I’m not judging, I’m just asking. I would imagine that for some people it might be worth it.

And I have a really hard time believing there is no underground parking for this place. Aren’t there regulations in place that require, for better or worse, a certain number of parking spaces per building? Parking was really easy to find in that vicinity just a couple years ago, but is next to impossible now.

Was also going to comment on the drawing conveniently leaving out the massive microwave antennas along the east side of the building. Anyone buying one of those units gets an appliance discount (no microwave oven) as you just hold your frozen dinner or popcorn out the window.

I registered online to get the VIP invite, but no one bother to email me back. My friend registered at the same time i did and he got an email immediately asking him if he wants to tour the place. I even emailed using the email address my friend received asking if they received my registration, still no answer. My foreign sounding name gets no response, his White sounding name gets immediate response.
