Good Deal or Not? “Victorian Mansion” Edition

Wow, this house is huge. What do you think of the renovation? I know folks have questioned in the past exactly how much a home in Petworth can go for and I suspect this price may bring similar comments. But I am curious to hear what you think about the home itself. This 7 bed/4 bath is going for $899,000.

    Looks like the modular “Victorian-style” clap-trap people put up in the outer ‘burbs. Do people really need 7 bedrooms these days?! I would rather have 2 fewer bedrooms and 2 more bathrooms on the two upper levels.
    Expensive!

    This place is utterly void of any sort of charm and character. I think it would be better placed in rural Iowa, which is probably what this part of Petworth looked like when the house was built. They should have made this a B&B.

    Seven bedrooms but there isn’t even an in-suite master bath? I guess that’s why they had to put advertise that option to allow further customizations be part of the contract.

    The failure to put in a dedicated master bathroom for what appears to be the master bedroom on the top floor is an immediate strike against this house.

    They’ve been renovating this house off and on for the last 15 years. I don’t know if the same couple that started the reno finished it. I suspect they didn’t since the house previously had a quirky charm but needed work. As usual they took out anything that made it special. It’s priced too high. Even though it’s a corner lot it’s a busy corner with human traffic from Georgia Avenue, MacFarland Middle school and Roosevelt High not that far away.

    yeah, I agree. Boo on this cookie cutter reno. Totally boring. Having said that, I think it’s a good price, just can’t see how it’s compelling, so I don’t think it will go for asking.

  • There are many ways this could be appealing. If someone runs a small business from home, this would be a gem.

    As to the in-suite master bath: to me, it’s not a deal breaker. I grew up in a house where we all shared two bathrooms. I don’t mind this at all. then again, I’m not one of these people who needs a cookie cutter, this is what they have in the suburbs, so this is what I want here. If I like the house, I’ll go for it.

    All this being said, it’s just me and a dog, and I work for the government, so no small home business, I hate being a landlord (so no separate apt below, for me please), and I would just like three bedrooms, so this isn’t for me.

    But I don’t hate it.

    I actually don’t mind the style at all. Sure there’s nothing spectacular about it, but I think it’s a tasteful renovation.

    But I don’t really know who the buyer of this house would be… I was under the impression that most rich families with 3+ kids are looking in Chevy Chase, Tenleytown, etc (or Arlington or Bethesda), not Petworth. So even though it’s huge (and I like the wrap-around porch), I think it’ll sell for closer to $700k.

    Not as bad as others make it sound like. With a full masters and in-laws, this could be a nice home for some one. It may go for $700k.

    Wow, how can anyone fail to put in a single wood door? And why not some decent wood trim even? So cheap! What a waste!

    And maybe it’s easier to sell matching bathrooms, but I think they should all have their own identity.

    But thanks so much for the mouseonhouse tour, those are the best! Just wish it was a beautiful house…

    It’s huge! I agree that the interior is pretty boring, but the porch is great. It would make a pretty sweet group house (except for that poor person stuck with the 11×9 bedroom on the third floor).

    I went to the open house. It’s really awful. Cheaply done. Two of the bedrooms are configured in a way that there’s basically no room for a bed. One bathroom has a teeny tub where a walk-in shower would have been perfect. The basement is completely unfinished.

    The weirdest thing is that there were 3 or 4 doors opening to the outside all around the house. It must have been subdivided before but the renovators didn’t bother to seal off any of those doors.

    I don’t think I’d want to live in that house if someone GAVE it to me, and I’m really not THAT picky. It was just really tacky.

    I looked at this house before buying my house about a year and a half ago. It was in horrible condition. Major structural issues. The center of the house had sunk at least 8″ in comparison to the perimeter. Also, the windows and doors were all badly racked on the perimeter. We dubbed it the “fun house” like at a carnival or something. I’d never buy this house at any price unless they could prove to me that it has been repaired correctly and that the repair has been engineered to make sure it doesn’t fail again.

    I heard from people who looked at this before it was sold to the current developer that it was a $300k forclosure, and that it needed a lot of structural work — the 2nd floor was chopped up into a ton of bedrooms and had a huge slope to it.
    It sounds like they’re willing to continue renovations at the same price, so maybe they’d finish a master suite and do a basement to spec.
    I have a feeling that all the original, charming elements of the house were gone by the time the current developers got there.
    But yeah, these days, who buys a $900k house in Petworth? I mean, the only people I can imagine needing a 7 bedroom house would have a ton of children, and if they have that much money, they’re usually not living up here…
    I hope it sells to a nice family though!

    I think this house needs a good family, or a minister who will take care of it, as I can recall this house being shabby, about 15 years ago, previous owner pu on a new roof, new siding, and a new porch, as neighbors had said, it has been neglected for a long time, as its nice to see it brought back.

    This house reminds me of a B&B I stayed in Hendersonville, North Carolina, the Claddagh Inn, unfortunately 4301 Kansas does not have adequate parking available doe to neighboring houses, all historic in their own right, as this home has good potential as a home or even a B&B.
