Can’t say this is worth $2.2mm. That’s partially because the lazy/cheap real estate agent, despite the huge payout s/he is likely to receive, posted crappy pics on the default MRIS option. At the very least, s/he should’ve used Homevisit. Mouse on House would have been even better.
I’m sure some Realtor will simply GUSH about the location, location, LOCATION! That said you can get the same house in a nice area of Silver Spring for a fraction of that price. $2.18M is a whimsical price. This isn’t 2005 anymore, the bubble has burst.
