Dear PoP - Chain-link fencing question

Fri. Afternoon Rental Option

Show

This apartment is located at 406 L Street, NW:

The Craigslist ad says:

“If you’re looking for a prime apartment, right at Gallery place and moments from the Mt Vernon Square Washington DC area, you won’t find anything better than The V at CityVista.

* Kitchen pantry
* Granite countertops, maple cabinets, Whirlpool Gold appliances
* Walk-in Closet
* Washer and dryer in each unit”

I’ve been intrigued by these apartments since there is so much retail going in underneath. Does $2915 sound reasonable for a 2 bedroom here?

I think almost 3000 is high anywhere for an apartment…BUT…I will concede that it seems pretty comparable to other “luxury” apartments in DC in worst locations (by worst I do not mean crime, ie around the Nationals Stadium). I would definitely say its a decent price in comparison to similar units and locations.

  • M.Wanzer

and you really can’t beat that location..that definitely goes without saying…

  • Gradually Greener

Seems high. Plus there are hidden costs – I’d have to build in an extra Taylor Gourmet budget into the overall price if I lived there.

  • 'Nonmiss

    Ummm, it’s not Georgetown.

    • Mony

What do you mean? Georgetown is actually relatively cheap for rental housing believe it or not (compared to Dupont/Foggy Bottom/Chinatown). Mostly old buildings and group houses.

      • Isotopor

I think you’d struggle to find a new construction, luxury, above ground, 2Br/2Ba unit in Georgetown for under $3k.

    • Isotopor

Yeah I agree. The location has some nice attributes and is certainly desirable to many people, but there are a lot of other neighborhoods in DC that command a higher location premium than 5 blocks Northeast of the Chinatown metro.

That said, I think it’s a fair rate for that type of unit, especially with the 1.5 months free that the ad touts.

      ummm, what do you mean?

  • ro

my girlfriend live two blocks away on mass. ave and pays almost $1,000 less than this unit for her 2 bedroom. seems waaaay overpriced.

  • CA

It sounds like that is the owners mortgage and poss. condo fees that he/she is trying to cover.

    I think it’s a decent rate…there is a pool on the roof.

The rate for a similar place at ‘The Flats in Dupont’ is close to $4k. The Hudson on P St. in Logan, which isnt even near a metro and doesn’t have a pool, are running $2,800-3,800.

    I’ve been looking…

  • Jules

I looked at these. Nice ammenities, location, etc., but the common areas in this price range for two bedrooms are TINY.

  • Anonymous

not actually 2915, with discount, right about 2550, which is pretty good. much rather live this location than by the bpark

  • Jack Hoff

What exactly are the advantages of this location? I’ve only driven by there, but from that perspective it feels like a wasteland of vacant lots, worn out row houses, and nondescript office buildings. Geographically it’s pretty close to downtown and offers an easy escape route with 395 just down the block, but beyond that, I fail to see what the location offers.

    • Anonymous

      advantages of the location.
very close to the green/yellow line.
      close to the red line.
      walkable to orange/blue.
close to major bus lines and chinatown buses.

      close to a grocery store/restaurants/hardware store/ gym.

      close to 295.
      close to gallery place.
      walkable to museums/national mall.

i fail to see whats not to like about this location.
maybe more parks that are closer.
possibly better and less expensive bars.
if the cost wasn’t beyond me, i’d live in that area.

    >I think it’s a decent rate…there is a pool on the roof.

People who live at the V (the rental building) do not have use of the CityVista K (the condo building) amenities such as the pool. Folks in the L condos can use the K’s amenities, but not the V folks.

  • Anonymous

It seems like a lot of money. Admittedly, my apartment doesn’t have the same luxury amenities, so this is kind of an apples to oranges comparison, but I pay 1200 for a big 1 bedroom in a converted row house just up 5th street from there. Admittedly, I don’t have the luxury amenities or the second bedroom, but I have my own yard.

Having said all that, these towers aren’t really aimed at people with my housing preferences, and I do really like the location for anybody who works downtown. I walk past it on my way to work every day.

  • Anonymous

I live by the ballpark, and every building down here offers 3 months free rent and free parking for the year, so it actually ends up being a pretty good deal for a metro accesible apt that isn’t a basement unit. maybe Im biased because Im a season ticket holder for the nats.

but hey, to each their own.
