It’s also the area on Champlain Street that sees a lot of gun violence. That’s way too much to pay for a dangerous part of Adams Morgan.

$674 a square foot ? I don’t think so. Not at this building.

There are two scuppers at the top right of this building.

You can see in this picture the one on the right has a downspout to direct drainage properly. The one the left has never had a downspout since built in 2002.

It’s a truly sad situation at The Greenwich at 2357 Champlain where the residents paid good money for their apartments, and at the very least deserved a water tight building.

Neither the original builder and developer, Adams Investment Group, nor the current unit owners can seem to fully complete the water seepage problems: roof, walls, and the rusting balconies.

Similar sad story across the street at The Gramercy at 2380 (another AIG project) where the unit owners have had to special assess themselves to rebuild balconies, windows, and roof that should have been just done right the first time.

Lamentable, and truly sad.

Showing this place with furniture would distract the buyer from noticing the incredibly cheap and lame chandelier in the dining room.

Anyone that springs for granite and then puts in a drop in home depot sink rather than a proper undermount should be taken out back and shot in the back of the head for being an idiot.

Seems a little pricey for such a small place, plus it’s more than the sellers paid in 2006 which is optimistic. But that is a nice garage. I think 550k-570K is about right for this place, so a little overpriced.

And I think I prefer seeing places w/ furniture (although too much furniture definitely makes places look smaller).

Isn’t this the strip of Champlain that gets such terrible noise from the 18th Street night life? I think that is why turnover in the block is so high

I think they might be around market value for size-ammenities and location, but this place looks boring to me.

personally I like to see empty spaces, but most real-estate experts will tell you a furnished or staged places sells much faster

I prefer an empty place, or one that has absolute minimal furniture (bed + single dresser in master BR, for example)

I see a lot of listings in that immediate area — both rental and for sale — that are much cheaper than I thought they would be, being in such a seemingly desirable neighborhood. I guess there are a lot of negatives that aren’t immediately apparent.
