Takoma Park Celebrates The Electric Maid Re-Opening and New Mural

From a press release:

The Electric Maid, the popular local hang out spot with deep roots in the Takoma Park community, is celebrating its grand re-opening with an all-day party on May 1. The new space aims to be an outstanding place for the community to hear live music and hold events with its new features:

* A vibrant new mural by local artist Meghan Taylor decorates the interior space. The mural provides a luminous fantasy-scape to the new space, giving a visually enticing accompaniment to the many local performances and activities the venue hosts. The mural unveiling will take place at 1 pm.

* The Electric Maid’s vintage neon sign will light up for first time in over 20 years on May 1, in commemoration of this community fixture’s revival, at 8 pm.

On May 1, from noon – 3 PM, enjoy family oriented activities. And from 3 PM into the night hours, come out for the reception and gala featuring live musical entertainment by local bands including Funk U.

The Electric Maid is located at 268 Carroll St NW, Washington DC (near Takoma Park Metro Station).”

So That’s How The Stairs Get Installed

I know there’s been some interest on Roof Decks getting installed so I wanted to share these photos. I stumbled upon the finishing touches of an installation in Columbia Heights.

It’s interesting how they built the deck over/around the chimney. I guess no more fires for that fire place…

Fri. Afternoon Rental Option – U Street, NW

This rental is located at 1901 16th Street, NW:

The Craigslist ad says:

“Completely renovated, lovely, sunny, quiet studio large enough for one person, with a murphy bed, TV, Desk and Chair. Ideal to study, or someone on an assignment and wants to move in without bringing any furniture
Mins from metro, on a major bus line, walking distance to Dupont Circle, Adams Morgan,
Starbucks, Subway sandwich, a convenience store just accross the street, U st cafes, jazz clubs,
Secure building, street parking, laundry room accross the hall in the same floor,

OPEN HOUSE ON 5/1 SATURDAY 12 – 4

AVAILABLE FOR RENT on JUNE 1st”

This sounds like it may be a bit small and from the photo possibly a first floor or basement unit but the location is pretty terrific. Does $1245 sound reasonable for this studio?

Sitar Arts Students Paint A Mural in Adams Morgan With Michelle Obama

Here are a couple of photos from yesterday’s event in Adams Morgan at the Marie Reed Center with First Lady Michelle Obama.

From the Sitar Center:

“The First Lady and other Congressional wives worked with Sitar students to complete a seven wall butterfly garden mural designed by Sitar. We were thrilled to have our students involved in creating art to give back to the community, creating an engaging and vibrant space for the students at Marie Reed, and to have been chosen by The Office of First Lady to help execute this project.”

This house is located at 808 G Street, SE:

The flier says:

“Capitol Gem! Featured on the Annual House and Garden tour, this stunning, historic residence exudes Southern charm and old world craftsmanship. Originally built in 1867, and extensively restored by the current owners, this 5 bedroom and 4.5 bath residence offers three levels of gracious living, plus a lower level suite.”

You can find more info here and a virtual tour here.

I know this is technically two house porns for this week but I couldn’t resist. This house just rocketed up the list of homes I covet… What’s your favorite part? It’s yours for $1,599,000.

Ed. Note: I promise that next week I’ll also try and find some affordable properties. If you come across some interesting properties shoot me an email.

Block Party in North Country and Stead Park Fun

Thanks to a reader for sending the word:

“MPD is sponsoring a block party in the 500 block of Kennedy Street this Friday from 4-8pm.”

I remember a previous block party hosted by MPD wasn’t very well publicized so for the folks up in North Country this sounds like fun.

“Dear PoP,

I snapped this image of my 2-year-old at Stead Park (16th and P, NW) … I thought it was kinda cool. Amazing how many kids are running around the neighborhood now … compared to 10 years ago.”

QUESTION:

I have a fairly unique legal question:

We moved in to our home last November, and have recently discovered that someone must have had a home business at this address. The business is listed on various websites such as citysearch and google maps, with our address and a phone number that is disconnected. Judging by the disconnected phone and dysfunctional website, the business appears to be defunct. From a legal standpoint, I have the following questions:

What liability, if any, do we have in regards to this business, and how can we ensure that any debts or other liabilities incurred by this business do not become a burden to us simply because of the address?

When we get mail for it, is it our mail by default, or is it mail for something that doesn’t exist? To complicate things further, our dog chewed a letter sent to the business, so I’m not sure how to forward damaged mail.

Is there a way to insist that websites stop listing this business with our address? Thanks!

Answer after the jump. (more…)

GDoN Revisited by Hipchickindc

In real life, hipchickindc is licensed as a real estate broker in the District of Columbia, and as a real estate salesperson in Maryland. Unless specifically noted, neither she nor the company that she is affiliated with represented any of the parties or were directly involved in the transaction reported below. Unless otherwise noted, the source of information is Metropolitan Regional Information Systems (MRIS), which is the local multiple listing system. Information is deemed reliable but not guaranteed.

Featured Properties: 1830 18th St NW (Four Condo Units)

Original List Prices: $753,900.-$847,900.

List Price at Contract: $639,000.-$764,000.

List Date: 09/14/2009

Days on Market: Average for all 4 listings is 114 days

Settled Sales Price for first settled unit: $775,000.

Settlement Date for first settled unit: 04/22/2010

Seller Subsidy for first settled unit: $0.

Bank Owned?: No

Type Of Financing: FHA…Another Super Conforming (last week’s GDoN-R featured one as well). Until the end of this year, the upper limit for FHA loans remains at $729,000. A “Super Conforming” or “Jumbo Conforming” is a loan that is above the conforming loan limit of $417,000. yet below the current upper limit. There are lobbying efforts in place to make the higher limits permanent, which is significant for a high dollar market area like DC. A purchaser in this price range would have to put more than 3.5% down (the typical down payment for FHA loans) in order to not finance more than $729,000.

Original GDoN Post is: here.

Listings for the building are: here.

The original Good Deal or Not (GDoN) post for this new construction building with four condo units appeared back in October 2009, when the original pricing for these units was in place. At that time, the units were priced with a very broad range of $453 per square foot all the way up to $642 per square foot. In December 2009, pricing was reduced 10-15%, which seems to have been a good move. We only have settled sales information for the one unit that recently settled, but it appears that this unit went under contract shortly after the price redux. The settled sales price is $11,000. above list which could mean that either the Purchaser negotiated a parking space into the deal or that there were possibly competing offers. (If it was for a deeded parking space, that’s a helluva deal in this location where deeded spaces can easily sell in the range of $35,000-$50,000.) Two additional units are under contract, and one unit (1669 square feet listed for $639,000) is available. Continues after the jump. (more…)

Friday Question of the Day – Should Businesses be in a tax free zone during streetscape construction?

Above is a photo of what Sticky Fingers endured during the Park Road Streetscape improvement (across from the Giant Grocery store in Columbia Heights.) And of course many businesses on H St, NE are enduring similar sights while the streetcar rails are installed.

Here is some legislation being considered:

Streetscape Construction Small Business Relief

Do you think this is a reasonable request from Small Business owners given the current financial situation the city is in?
