5 months ago when I was looking, this would have been a great deal, but perhaps prices have fallen since then? No parking is kind of a deal-breaker for me in that hood.

that place is TINY. There is a unit in my condo building ( a one plus den) that is on the market for 299,000 and its four blocks from Columbia Heights metro. No way they are gonna get the asking price…this isnt 2006. I am guessing they get $315,000. I still don’t get why anyone over the age of 28 would want to live in Adams Morgan. I didn’t think it could get any trashier than when I used to hang there at age 28 but good lord what a hot mess.
Columbia Heights, with all due respect, is no Adams Morgan/Dupont/U Street, which is what this location gives you direct access to. Think about what you have within a 10 minute walk of this place.
I think $330,000. I like the furniture chosen, but I dislike the layout.

That place is so freaking cute. Very well staged, IMO. Something about “disclosure linked under documents”, but I don’t see a documents section. The mid 300′s sounds right to me.
This would be a great first home for someone who likes the Adams Morgan/U Street area. Great price, especially if you can negotiate it down by about $50k. And those condos fees are really low!
Tres, I was thinking Adams morgan which is why I thought it was priced to too high. Other than a shit load of crappy bars, what do you get? My street is four blocks to CH Metro/target, WSC/The Heights/Plaza etc and five blocks north of 14/U which is a hell of a lot more appealing than the the motorcycle gang that seems to be squatting at Columbia/18th every saturday night. Granted we don’t have three jumbo slice joints in Columbia Heights but we can dream.
If U St is a selling point, then give this place credit. It’s practically on U St.
but we DO have julia’s empanadas!!!! trashy motorcycle gangs are sure to follow…

I live on this street and it is not loud at all. Since it is one way and you cannot go north on 18th Street from Vernon, there is very little traffic. The cafe on the corner is L’Enfant – which is very tame, mostly 30-somethings. Vernon Street does not get any of the rowdy Adams Morgan crowd.
Bingo, lived on here for a year and a half, everything is quite convenient, relatively close to Dupont metro too, and often found parking on my block (no street cleaning!)
Condo fees are based partly on square footage… so either that place is tiny tiny or the fee will be raised soon. A fee under $200 worries me… but if the place is really small that might explain it. i would want to see the financial documents first.
