“Newly renovated two bedroom, one-and-a-half bath basement condo unit available in October. Rent includes secure off-street parking (remote control access) and a small outdoor patio.

Great location – one block to Howard University/Shaw metrorail (Green Line). Walking distance to U Street Corridor, Logan Circle, Convention Center, Penn Quarter/Chinatown. 3 blocks to Giant Grocery Store, 1 block to brand-new Shaw Library, 1 block to tennis courts/recreation center.

Fully renovated unit has private front and back entrances, stainless steel appliances, stone floors, new kitchen and bathrooms. Central air conditioning, dishwasher, washer/dryer in unit. Approximately 870 square feet of living space.

Rent is $1,600 per month, plus utilities (includes off-street parking). Security deposit is due at lease signing (one month rent). One year lease is required.

Dogs allowed.”

Does $1600 sound reasonable for this 2 bed/1.5 bath basement apartment?

    870 sqft is uber-small for a 2BR.

    Depending on the size, looks like it could be a good deal! I don’t think 870 is that small for a 2 bedroom basement apartment. Parking and pets a definite plus.

    This is a very good deal for this space in this location. Calling 870 “uber-small” is a bit strange, though I suppose if you are used to much larger spaces you are entitled to your own opinion.

    I lived in a 2br 2bath that was 860 sq. ft for 10 years and found it plenty spacious even with a roommate.

    I’ve lived, with another person, in an apartment that was just about the same size. 870 square feet for a two-bedroom is not small.

    Really good deal – Marion St. is literally one block from the metro, and the place includes parking! Plus, that’s a pretty nice block – I live a couple of blocks away and always admire it when I walk by.

    Very good deal. Surprised it is as cheap as it is. I would have expected around $1750… secured off street parking alone would go for $100-150 in that neighborhood.

    At the moment, this is cheaper than any 2 bedroom listing in Bloomingdale, which is great when you consider that most people pay a premium for metro proximity. Superior deal.

    Plus, it looks like a cute place.

    Yeah, it sounds like a really good deal to me, especially with the parking and dogs. Marion street is really cute, not to mention it’s not heavily traveled.
