Dear PoPville – how much can rent be raised in 1 year?

Photo by PoPville flickr user Lauren PM

“Dear PoPville,

I have a question and was thinking your trusty readers might have the answer. I’m moving into an efficiency in an older building in Columbia Heights. One of the documents presented to me while signing my lease shows “Disclosure of Basis of Rent Charged” and has the rent increases over the past 5 years. Now, this is a big company, and I’m sure they know what they are doing, but it seems from what I know, limited as it is, you shouldn’t be allowed to raise the rent $130 in one year (from 833 to 963). They are saying that it calls under section 213(a)2 Vacancy Highest Comparable, citing an apt on the floor below. Is there a limit as to how much rent can be raised in this situation?”

Anyone know how much rent can be raised in a year?

Dear PoPville – Ethics for the Rapture?

Photo by PoPville flickr user maria jpeg

“Dear PoPville,

So this Saturday is supposed to be Judgement Day – AKA “The Rapture” when all the Believers get sucked up to heaven. I have some questions. Once my neighbors vanish, am I allowed to go into their houses and take their stuff? Can I just move into an empty raptured house? Do you think I should stay off the Beltway on Sunday? All those empty cars are going to crash! Do Raptured people leave their clothes behind? I know a woman with some dynamite designer clothes – if I follow her around is that considered stalking?

Seriously though (yeah right) are there any end-of-the-world festivities going on this weekend?”

I know Duffy’s (a PoP advertiser) is having a Doomsday happy hour:

DoomsdayHappy Hour!
This Saturday 5pm to 8pm

What a better way to mark the beginning of the end of the World than with a great Happy Hour!

All Beers Half Price til 8pm!
Wings Half Price til 8pm!

Duffy’s Irish Pub
2106 Vermont Ave NW

Anyone know of any other fun doomsday events/specials for Saturday?

Open City is located at 2331 Calvert Street NW. I think this is a really nice gesture but how they will verify is a bit of a mystery. You guys got like a secret handshake or something…?

Judging Restaurants – Bayou

Bayou is located at 2519 Pennsylvania Avenue NW. Their Web site says:

“For world class live music, New Orleans inspired cooking, and that laid back Big Easy vibe, there’s only one place in Washington DC to go. Located at 2519 Pennsylvania Avenue NW, just steps from the Foggy Bottom metro, Bayou brings together the award winning cuisine of executive chef Rusty Holman, hand crafted New Orleans cocktails, and a rotating line-up of both local and national recording artists. With two funky floors of dining and dancing, Bayou suits any occasion. Whether it’s grabbing a quick po’boy at lunch, sitting down to a three course dinner, watching the game with a cold Abita, or grooving the night away in our intimate concert space, Bayou is DC’s number one spot to laissez les bons temps rouler.”

You can see their menu here. In addition to the food – how’s the music?

Props to the Cops Vol. 8 and Request for Info Re: Recent Muggings in CH/Mt. P

Nice work by MPD 5D. From a press release:

Detectives from the Metropolitan Police Department’s Homicide Branch have announced an arrest has been made in the homicide of Glenn M. Bailey.

On Tuesday, May 17, 2011, at approximately 3:38 pm, units from the Fifth District were dispatched to the 600 block of Edgewood Street, NE for the report of an unconscious person. Upon their arrival, they located an adult male victim in the area of 7th and Edgewood Streets, NE who was unconscious, unresponsive, and suffering from apparent stab wounds. DC Fire and Emergency Medical Services personnel transported the victim to a local hospital where he was subsequently pronounced dead.

The decedent is identified as 46 year-old Glenn M. Bailey of Northeast, Washington, DC.

On Wednesday, May 18, 2011, at approximately 11:00 am, 30-year-old Damien Pannell, of no fixed address, was arrested in the 600 block of Edgewood Street, NE by members of the Capital Area Regional Fugitive Taskforce and charged him with Second Degree Murder.

“Dear PoP,

I was one of the victims of the mugging at 11th and Monroe on April 27. Relating to the investigation into our mugging, Detective Weston of the MPD asks that we put the word out to see if there is anyone else in the area that has been robbed by muggers with the same M.O.: two African-American males, one with a gun, and particularly one approaching from the front and one from the back. He’s after any information that may link these guys to other muggings.

You can email Detective Weston at Antoine.Weston@dc.gov”

Taco Bell Likely Closing at 14th and U St, NW Early Next Week!!!

It gives me no pleasure (but there is a huge silver lining) to share the following very reliable tip – the Taco Bell at 1934 14th St, NW (just south of U St) will be closing early next week.

Sadly/Happily we all knew this day was coming. It is likely an indication of upcoming construction on this corner. The southwest corner of 14th and U St, NW is becoming the Utopia project featuring 220 residential rental units and over 20,000 square feet of retail. So that’s good news. The project’s architect is Eric Colbert & Associates.

But for now – allow me this time to mourn. Taco Bell, you’ve served me well. You may have even saved my life.

Lots more updates on the Utopia project when construction begins.

Dear PoPville – Increase in Garbage/Recycling Fines?

Photo by PoPville flickr user Mr. T in DC

“Dear PoPville,

Has anyone else experienced an exponential increase in the trash/recycling enforcement in Dupont Circle? Over the past three months, my co-op on 20th street has received FIVE violations for “failure to separate recycling from other solid waste.” Because we are a building, not a house, the city isn’t even responsible for our trash. We have to pay a private company to pick up our trash/recyclables. Nevertheless, the DC Trash Enforcers are trolling the alleys, going through trash and recycling bins to make sure we are doing it correctly. They pick through the bags and take photographs of the trash. Photos of the offending trash are attached to the notice of violation. To date, our fines for these violations now exceed $1000.

In some cases, we have been able to pass the fine on to the individual violator because the trash police found mail with names amongst the offending trash. But in the cases where we cannot identify who put trash in the wrong place, we as a co-op have to pay for it out of our reserves. This madness is getting expensive.

My questions: why now? I’ve been here for several years and this is a first. How can we protect ourselves from this? Even if I can assure that our residents never ever ever put so much as a kleenex in a recycling bin, how do we know our neighbors aren’t putting trash in our bins? We can’t very well watch them around the clock. Is the trash company liable at all?”

Anyone else getting fined?

You think the enforcers are being overzealous or are they right on? Is it realistic to expect a building to be responsible for their bin? Are we going to be forced to put locks on our trash cans?

Tempting Scuttlebutt for Woodley Park/Adams Morgan – Steak’n Egg to Open a 2nd Location?

Photo from MUDSUGAR

I got a very tempting tweet saying:

“owner of steak&eggs in tenlytown is vying for a 2nd location in old rug store at intersection of connecticut and calvert by the bridges”

Osman & Joe’s Steak’n Egg Kitchen currently has a DC location in Tenleytown at 4700 Wisconsin Ave NW. You can see their menu here. When we discussed their murals back in Feb. ’10 there were a few fans.

The rug store that the tipster is referring to was Jamshid’s Antique and New Oriental Rugs located at 2313 Calvert St, NW which closed in March ’11. Another reader had heard that CVS would be moving into that space. But the mere fact that Steak’n Egg is looking for a 2nd location is good news. Do you think a 2nd location in the Woodley/Adams Morgan area would do well?

I’ll be sure to follow up on this particular location or whichever is ultimately chosen. Stay tuned. And pray that it is true!

Horse’s Ass Award Nominee – 1400 Block of 11th St, NW

In our recent discussion of the corner of 11th and Rhode Island Ave, NW many readers have noted how this section of 11th street has tons of potential. Many buildings have already been fixed up. So it always pains me when I pass the one above. Hopefully it will catch the wave of 11th Street resurgence and get fixed up soon.
