Dear PoP – How Much is Parking Worth and do I need a Lease for a spot?

“Dear PoP,

What is the value of a covered parking space between Logan and Dupont Circle? I’ve heard anywhere from 25-50k. Also, when determining price per sq ft for condos, is parking factored in (i.e. 650 sq. ft. condo at 400k = 615/sq ft, but 650 sq ft condo at 400k – 40k for parking = $550/ sq ft.)?

Hope you (or the loyal readers) can help!”

“Now that we’ve dealt with basement rental apts. can we find out about renting a parking space? I’m about to rent out a space behind my house – should I have some kind of lease or other agreement? Can we both just sign a general “Nothing that may ever happen to your car for any reason will ever be my fault or liability” kind of thing?”

Sweet Green Coming Soon to P Street (near 14th) in Logan

I thought we had discussed the SweetGreen restaurant coming to P Street in Logan just east of 15th but I’ve received a number of emails about it lately. Folks were pretty positive about the Dupont location so this should be a nice addition to P Street. Incidentally a TD Bank is also coming next door:

“Our 1 bedroom, 1 bath English basement apartment in Logan Circle is available. The apartment has a full kitchen, washer and dryer, and access to a back patio/yard. The apartment is small, but is in a great location just south of Logan Circle. Water is included and tenant will pay for electricity. The apartment is available March 1st, and may be available earlier if someone is interested in moving in earlier. Rent is $1150 per month, and we are looking for a 6-12 month lease and have flexibility on the term for someone who can also be flexible. We are hosting an open house on Sunday January 31st from 1PM EST until 2:30PM”

I know folks don’t love basement apartments but I was intrigued by the location and price. Seems pretty great to me. What do you guys think?

Cork and Fork Still Coming to 14th Street, NW

There was a little confusion as to whether or not Cork and Fork was coming to 1522 14th Street next to the recently opened HomeMade Pizza. I just want to clarify that I’ve received word from the folks behind Cork and Fork and they are indeed still coming. They write:

“Cork & Fork is on track to open in the retail space located next to Homemade Pizza. In addition to a well rounded wine selection created by owners Anna and Dominique Landragin, winemaker from Champagne France, we will also carry a extensive micro- and craft brew selection. The “Fork” part will be focused on light foods that compliment wine and beer, as well as our catering branch. Our wine education series, as well as social vineyard day trips will be ready to launch on our opening day.”

Does $1585 sound reasonable for this 1 bedroom English basement apartment?

“Dear PoP,

What do you know about HR57 at 1610 14th street? Good reviews? I heard it was BYOB.”

I’ve mentioned it before, I’m a huge fan of HR 57. I’ve also said that I think it’s a great date spot. While you can bring a bottle of wine (with a corking fee) they also have beer and glasses of wine for sale. The quality of the music varies but the many times of visited I only heard one disappointing set. The space was recently renovated in the last few years and I can’t praise it highly enough. If anyone remotely enjoys jazz, I’d say this is a must visit.

Rollin Cycles Moving to 14th Street (Just North of N)

About a month ago we speculated on what was coming to the newly renovated building on 14th Street between N and Rhode Island. At the time folks thought a Subway sandwich shop and Korean restaurant were in the works. But I just saw this sign last weekend announcing Rollin Cycles – Coming Soon. Rollin Cycles is currently located just up the block at 1320 14th Street, NW.

Back in June of ‘08 I wrote how the ACKC shop at 1529 14th St, NW is about much more than the just chocolate. At the time I was talking about art. This time I’m talking about liquor. They have applied for a liquor license. I was just talking with a friend about hot liquor drinks so the potential here could be huge…

Cork Market Opens on 14th Street

This past weekend I heard Cork Market was going to open today at 1805 14th Street, NW. And it’s true, they’re open and the space looks great:

While there is tons of wine they also have sandwiches, salads, cheese and more:

Folks have been anticipating this spot since May. Cork Market is located at 1805 14th Street, NW just north of S. I spoke to one of the workers who said they hoped to open Friday and have even begun a little cooking (carryout sandwiches and salads will be available though much of the store will be devoted to wine).

“With the holiday shopping season set to kick off this week, many of the small businesses that create about 65% of all new jobs in the US are struggling to keep their doors open. One garden shop in Washington, D.C. filed for bankruptcy last month when its credit ran out. Now, like many stores, it’s hoping for a boost from Christmas sales to stay alive.”

I missed this last year but since Logan Circle has some of my favorite houses, I think I gotta get to this one. So in case you do as well, I thought I’d post a bit in advance. No More Crepes War – Crepes on the Corner Sign Gone

Back in October we learned that two crepes spots were coming to 14th Street. Make it one. On Saturday I noticed a sign went up saying that the space at 14th and S, formerly Garden District, is for lease. This is where crepes on the corner was supposed to be. I hope Point Chaud to be located at 1736 14th Street, NW still comes. I really think crepes will work in this location, though one spot is probably sufficient.
