Shooting around 1st and N St, NW Last Night

“Dear PoPville,

I live on Morgan St in NW, and last night my roommates and I heard eight to ten gun shots in rapid succession. About 10-15 minutes later a chopper was overhead shining a spotlight in our yard and through the streets. Have you received any information on this shooting incident that occurred around 10:30 p.m. on 1st and N NW?”

@DCPoliceDept tweeted:

“5D Shooting / NY Ave & N St NW. No lookout given.”

And a PoPville follower tweeted:

“police cars on nj and police tape and cars blocking off n street between nj and at least 1st nw. Doesn’t look good.”

But I haven’t seen any other reports. Anyone else hear anything?

Or, if you are curious what it looked like when it was for sale following the 2005/2006 renovation, you can see that virtual tour here.

Although the listing agent of the subject property for today’s Good Deal of Not Revisted (GDoN-R) did not identify the neighborhood as Truxton Circle, I would have placed it there. P Street is a few short blocks south of where the original Truxton Circle” once existed. In October, I profiled a GDoN-R property on New Jersey Avenue located just a bit south and west of the Truxton Circle neighborhood. I made mention that Truxton Circle is certainly picking up, to which an anonymous commenter responded, “Truxton Circle is not ‘picking up’”.

This sale is a perfect example of something that I try to remind both my buyer and seller clients about regularly. Real estate markets are not static. Of course, some situations are more predictable than others, but any moment in time is just a snapshot of conditions at any particular location. In this specific case, we are looking at a property that had been previously listed last year, with three different listing agents, at prices ranging from $799,000. to $899,000., for a total of 468 days without a sale.

This year, with pictures suggesting that the property is in similar if not the same condition as last year, the property was not only on the market for four short days, but apparently there was more than one party who wanted it. In fact, somebody wanted it so much that they paid almost a hundred thousand dollars over the asking price. Yes, I even called the listing agent, Alan Dalton with Re/Max Allegiance, to make sure that this is correctly entered into the MLS. Two of his team members confirm that it is.

Uncle Chip’s Desserts and Cafe Coming to Truxton Circle

A couple of folks mentioned Uncle Chip’s yesterday when we discussed Revive catering opening in Truxton. I still think people should be more excited about chicken and red velvet waffles with bourbon syrup…

A friend of mine mentioned that the Uncle Chip’s sign has gone up a few weeks ago at 1514 North Capitol St, NW (south of Florida Ave.) Their Web site says:

“Uncle Chip’s Cookie and Dessert Suppliers’ mission is simple: to provide its customers with an irresistible, one of a kind cookie that can be enjoyed just about any time, anywhere. That’s why we use only the finest ingredients and deliver across the country. We will bring the best chocolate chip cookies to your doorstep. It’s that simple.
…Because sometimes you just need a cookie.”

You can see their menu here. At the moment it looks like you can only order online so I’m not sure when the Cafe will open but I’ll be sure to update when they do.

Revive Catering Opens in Truxton Circle

“Dear PoPville,

I went by Revive Catering last week. They are now open for business. In addition to the catering, they have take-out lunches. Right now the take-out menu is limited, however, it is expected to increase over time as they work out their recipes. I ordered chicken and red velvet waffles with bourbon syrup. It was really delicious and I could smell the aroma the entire way as I was walking home. The lunch came with a really nice sweetened tea which was also very flavorful.

The owners are really nice and are excited about the place. I spoke with them for awhile. I think I was told that they are also open on weekends. I am looking forward to trying out their other lunches as the menu expands. I think it’s a nice addition to the neighborhood.”

Revive Catering is located in the old Hot Trout Grill space at 8 Florida Ave., NW (just west of North Capitol St.)

This 10 bed/7 bath was listed for $750,000 and has gone under contract in 6 days. We actually looked at this property back in Nov. ’10 when it was listed for $888,000 and then dropped to $799,900. I guess $750,000 was the magic number.
