<p>Although the listing agent of the subject property for today’s Good Deal of Not Revisted (GDoN-R) did not identify the neighborhood as Truxton Circle, I would have placed it there.  P Street is a few short blocks south of where the original <a href=”http://leftforledroit.com/2010/01/where-is-truxton-circle/”>Truxton Circle”</a> once existed.  In October, I profiled a GDoN-R property <a href="http://www.princeofpetworth.com/2011/10/gdon-revisited-by-hipchickindc-lots-of-fieldstone-edition-1243-new-jersey-ave-nw/" target="_blank"> on New Jersey Avenue</a> located just a bit south and west of the Truxton Circle neighborhood.  I made mention that Truxton Circle is certainly picking up, to which an anonymous commenter responded, “Truxton Circle is not ‘picking up’”. </p>

<p>For an urban neighborhood with that good old Victorian housing stock, relatively close in to downtown, and within easy access to public transportation, Truxton Circle remains relatively affordable compared to neighboring Bloomingdale and Shaw.  Whereas Bloomingdale and Shaw saw surges of renovation in the early 2000s that continue at an aggressive pace, both developers and home buyers are making their way to formerly overlooked and perhaps less competitive (as in not as many multiple offer competitions) neighborhoods like Truxton Circle.  In this specific case, the buyer was able to negotiate both a lower than list price and cash towards closing costs.</p>
<p>The subject property was renovated in 2005/2006 following a $300,000. purchase by an investor.  In March 2006, when this area was beginning to feel the bursting of the DC real estate bubble, it sold for $410,000.  <a href=” http://mrislistings.mris.com/Matrix/Public/Portal.aspx?k=2262882XHHCN&#038;p=DE-153680845-822” > Here</a> are currently active listings in Truxton Circle and nearby, as well as under contract and settled sales since the beginning or 2011.</p>

<p>This sale is a perfect example of something that I try to remind both my buyer and seller clients about regularly.  Real estate markets are not static.  Of course, some situations are more predictable than others, but any moment in time is just a snapshot of conditions at any particular location.  In this specific case, we are looking at a property that had been previously listed last year, with three different listing agents, at prices ranging from $799,000. to $899,000., for a total of 468 days without a sale. </p>
<p>This year, with pictures suggesting that the property is in similar if not the same condition as last year, the property was not only on the market for four short days, but apparently there was more than one party who wanted it.  In fact, somebody wanted it so much that they paid almost a hundred thousand dollars over the asking price.  Yes, I even called the listing agent, Alan Dalton with Re/Max Allegiance, to make sure that this is correctly entered into the MLS.  Two of his team members confirm that it is.</p>

<p>The property is in a challenging spot, given that it’s across from a corner with regular traffic turning onto New York Avenue to hit 395.  The surrounding neighborhoods are seeing changes that missed them during the early 2000s renovation boom.  To the East, Truxton Circle and NOMA are certainly picking up.  A few short blocks away, <a href="http://mrislistings.mris.com/Matrix/Public/Portal.aspx?k=2262882XHHCN&#038;p=DE-151763339-805" target="_blank"> a brand new construction piggyback condo</a> closed on 9/30/2011 for a net of $614,000.  To the west side of New Jersey Avenue, the Mount Vernon neighborhood has seen <a href="http://mrislistings.mris.com/Matrix/Public/Portal.aspx?k=2262882XHHCN&#038;p=DE-151763553-719" target="_blank"> some commercial and multi-unit transactions</a> that are or will likely contribute to the development activity.</p>
<p>I recently reviewed the recent sale of <a href="http://www.princeofpetworth.com/2011/09/gdon-revisited-by-hipchickindc-funeral-home-edition-391-rhode-island-ave-nw/" target="_blank"> another large Victorian structure smothered in formstone</a>  (or some variation of Field Stone, or Permastone) that is not too far away from this subject property.  Perhaps it’s making a comeback in popularity?</p>
