Well, this one went under contract in less than 7 days but I think the inside looks super cool so I still wanted to share it. What do you think of the house itself? Asking price was $649,000 for this 3 bed/3.5 bath.

I think this makes for a nice contrast with yesterday’s GDoN that was divided into condos. Do you think $585,000 is reasonable for the 4 bed/2 bath home above?

Here’s a good example of a classic row house that was converted into three 2 bedroom condos. Firstly what do you think of the unit itself? Personally I think it looks pretty good. Unit #2 is going for $329,900. Does that sound reasonable for a 2 bed/2 bath in this location?

While I don’t see too many of the original architectural details the place does look nice. I’ve always been a fan of the exposed brick. And what surely won’t be a surprise to many – I think this is an amazing location. What do you guys think of the renovation? Does $499,990 sound reasonable for this 3 bed/2 bath?

I thought it was interesting that most of the comments from the Good Deal or Not (GDoN) post focused on the location of this property. I’d expect that the majority of buyers that I’ve recently worked with in this price range would be enthusiastic about the location, which is relatively close in to downtown. Most of the buyers that I work with tend to prefer either brand new construction or older properties with “character”, so it’s not surprising that something like this built in the late eighties had to dip a bit in price to attract attention. The mid-$300’s seems to be the appropriate pricing for these units at the moment, since there is currently another unit in this condo association that went under under contract within eight days that was listed at $355,000.

PoP posted this property as a GDoN after the unit had been reduced to $399,000. It had initially started off, back in late May of 2008, at a wishful list price of $575,000. It appears that there was an unsuccessful attempt to sell the property back in November/December 2005 in the high $400,000’s.

I’m a pretty big fan of this section of Lamont as it is so close to all the goods on 11th and 14th Streets, yet the block seems really quiet. And the house itself is pretty damn sweet as well. This one falls just under the technical $1 million price tag required for house porn but I thought it was worth taking a look. What do you think of the house itself? It’s yours for $985,000.

Allegro Sold for $77.5 Million

A week ago a tenant of the Allegro wrote in inquiring about the foreclosure and whether or not it would have an impact on the residents. The Washington Business Journal reports that it sold for $77.5 million to FCP:

“FCP was founded by two former managers of the real estate fund at The Carlyle Group, Esko Korhonen and Lacy Rice. The company has dabbled in office and retail properties but has hung its hat to this point on residential developments in Montgomery County and Prince George’s County. The Allegro is one of the company’s first residential projects in D.C. “We think it’s a great project really and we’re really very excited about it,” said Stephen Walsh, FCP senior vice president of capital markets. Walsh said the company had no immediate plans to reposition the building. “Obviously it’s renting up right now so there is no current plan,” he said.”

I’m pretty sure I’ve featured this house as house of the day before so it’s pretty cool to get a look at the inside. It’s a pretty serious renovation, dying to know what you guys think. Do you think $769,900 is a realistic asking price for this 4 bed/4 bath? I’m thinking it’s a bit on the high side.
