From a press release:

“Local developer EYA and retail consultant/developer Streetsense partner to welcome Yes! Organic Market as the newest tenant set to occupy retail space at Arts District Hyattsville, the 25-acre mixed-use development emerging along historic Route 1 in downtown Hyattsville. This will be the eighth planned retail location in the metropolitan area for Yes!. The “living naturally” food store chain offers a refreshing mix of natural and organic groceries, health supplements, and eco-friendly household items.

Preliminary land development work has already begun for the new 36,000 s.f. retail town center at Arts District Hyattsville and construction is scheduled for completion late 2010. Yes! Organic Market, along with other retailers, are expected to be open for sales in Spring 2011.”

Yes! Organic will join Busboys and Poets and Tara Thai who have already signed onto the project. You can learn more about the project here.

Arthur Blecher is an ordained Rabbi, author, practicing psychotherapist and advocate for marriage equality in DC.  Arthur was present at the DC Superior Court yesterday to witness some of the 151 same sex couples applying for marriage licenses.   More photos from outside the courthouse are here.

Has this every happened to anyone else?

Question:

I have been renting a condo unit for approximately the past year and a half. When I first started living there I signed a standard one-year lease with the landlord. After the first year I did not sign another lease, but continued living there and paying rent.

The real estate agent who helped me find the condo recently notified me by phone that the owner wants to sell the unit. I’m not especially distressed at the prospect of moving (I was going to move-out this summer anyway), but I am wondering what my rights are, and particularly how much time my landlord is required give me to find a new place to live. Do I need to allow him to show prospective buyers the unit while I live there?

My landlord and I have always been on good terms, but I’d like to make sure I know all my rights as a tenant in good standing before we move forward.

Answer:

If you stay in the condo after the expiration of your initial lease term, you are occupying the condo pursuant to a periodic tenancy. The periodic term is determined by the manner in which rent was due under your written lease. Assuming your lease called for you to pay rent on a monthly basis, you have a month-to-month tenancy. As the tenant, you can terminate your month-to-month tenancy upon providing 30 days written notice to the landlord. The 30 day period must expire on the first day of the month on which the tenancy commenced. For example, if you wanted to terminate the tenancy effective May 1, you would have to provide written notice of the termination to your landlord by April 1. Even though the lease agreement has expired under its own terms, the periodic tenancy will be subject to all of the terms and conditions in the original lease (except, of course, the expiration date of the lease term). And it was recently for sale, listing price was $199,900 when it went under contract. I’m gonna vote thumbs down especially given how misaligned it is with the house next door.

1223, located at 1223 Connecticut Ave, NW closed back in Jan. ‘09. Speaking with some neighbors they thought a restaurant was going in. I’ll be sure to keep my eye on this space and will update as more info becomes available. It is encouraging to see all the approval permits on the window…

The Capitol Riverfront BID is excited to announce its summer 2010 outdoor movie theme – Ultimate Underdogs!
We have set up a survey so people can vote for their top 10 and share suggestions.  Please find the survey HERE.

Movies will begin June 3rd on the giant 35 foot screen at the future site of Canal Park, located at 2nd Street, SE and M Street, SE.  Last year, over 300 people attended the Best of the 80s outdoor movies each week at Tingey Plaza behind USDOT.  This year we’ve moved locations to Canal Park to be closer to the Metro and accommodate more people.  You can see photos from last year’s movies on our flickr page.

I have to be honest, I don’t know this neighborhood at all. Does $899 999 sound reasonable for a renovated 1 bed/1 bath in this location?
